Floor sanding and refinishing, back to bare wood.
Worn, scratched or orange old floors sanded down to clean wood, with the dust pulled into extractors as we go. Then sealer and topcoats from LOBA, in the sheen you pick.

When it’s time to sand.
A tired floor rarely needs new boards. If the wood is sound, sanding takes it back to clean wood, and a new finish protects it again.
-
Worn paths
Gray traffic lanes where the finish has worn through to bare wood.
-
Scratches through the finish
From furniture, pets and grit, too deep for cleaning to hide.
-
Old orange varnish
Finishes that have yellowed over the years and darkened the oak.
-
Marks and dark spots
Surface marks sand out. Boards stained all the way through get replaced.
Sanding, grit by grit.
Each pass with finer paper takes out the scratches of the one before. We work with Festool sanders and dust extractors, so the dust goes into a bag, not into your house.

36 grit
First cut. Takes off the old finish and flattens cupped boards.
60 grit
Removes the scratch pattern the 36 left behind.
80 grit
Evens out the surface and the color.
100 grit
Final pass. The floor is ready for stain or sealer.
Then the finish
A stain, if you want one, goes on right after the last pass. Then LOBA sealer, then the topcoats, with a light screen between coats so each one bonds to the last.

Pick the sheen.
LOBA finishes come from matte to gloss. Matte looks closest to bare wood and hides scratches and dust best. Gloss throws back the most light and shows wear the most.
Natural, or a stain?
A clear finish keeps the oak’s own color. A stain changes it, from pale Nordic white to near-black Ebony. Either way, we sample it on your floor before the whole room gets it.

Questions about refinishing
Anything else, ask at the walkthrough, or call or text us.
(773) 886-9178How long does refinishing take?
It depends on the square footage, whether there is a stain, and how long each coat needs to dry. You get the schedule with the estimate, including when each room is off limits.
Can we stay in the house while you work?
Usually, yes. Sanding dust goes into the extractors, and the rooms we are working in are closed off. Rooms being finished are off limits until the coats dry, so we plan around kitchens, halls and stairs with you.
Can every hardwood floor be refinished?
Solid hardwood can be sanded many times. Engineered floors depend on how thick the wear layer is, and we check that before quoting. Boards that are too thin, loose or badly damaged are fixed or replaced first.
Will sanding take out every scratch and stain?
Surface scratches, worn spots and the old finish come off. Deep gouges and dark stains that went into the wood, like pet stains, usually mean replacing those boards. See repairs.
When can the furniture go back?
We give you the times for your finish and the weather. Typically furniture goes back after about 5 days, with felt pads on the legs, and rugs wait a little longer while the finish cures.
